But many homeowners don’t realize the savings that can be achieved by spending a little money up front to properly maintain your home each year. We’ve consulted some local experts at Roscoe Brown to bring you the best annual maintenance checklist.


HAVE A PROGRAMMABLE THERMOSTAT INSTALLED

If you’re not very handy, call your local HVAC company and have them install a programmable thermostat in your home. This is an easy installation that removes the hassle of changing your thermostat manually during your busy work-week or at night before bed. Set it, forget it, and check for savings on your next bill.


FLUSH YOUR WATER HEATER ONCE PER YEAR

One thing that often gets forgotten until it breaks is your water heater. There are simple steps that a plumber can do for you to protect it and help save you money. Have a professional flush your tank or tankless water heater once per year to remove the sediment that has built up within it. That sediment not only causes your water heater to be less energy efficient, it also can cause rust and deterioration which will shorten the life of the unit.


HAVE YOUR HVAC UNIT SERVICED

Before the temperatures change drastically, you should have your HVAC unit serviced by a professional. Schedule a tune-up each Spring a Fall and a technician will check and clean your coils, check the freon levels, and make sure all of your unit’s charges are correct. This extends the longevity of the unit, lowers your bills, and can increase efficiency. Simply having a little dust on your coils can decrease efficiency by 21%.
