1. Don’t Hang Around

When it comes time for an open house or a showing, one of the worst things you can do is hang around. The last thing would-be buyers want to do is interact with you and your family when it comes to time to look around the house. It can be awkward and uncomfortable for you and them. That’s why you hire a real estate agent who can answer questions, get a feel for interest, and candidly address issues.

 

2. Keep It Simple and Free of Clutter

You want your home buyers to imagine there is plenty of space in the cupboard, cabinets, closets, garages, and entryways. Keeping these structures and areas free of clutter is a key step. It can be exhausting to keep a home tidy for every showing but it’s important for successful sales.

 

3. Be Realistic with Pricing

Real estate agents do comparative market analyses for a reason. They help set the expectations for what kind of price range for similarly aged structures is right. Often buyers feel as though they can get a hefty price for their beloved real estate. Setting prices realistically allows you to sell the home quickly and at a market-ready price.

Selling a home is an emotional experience. Be sure you don’t make personal decisions about decor or improvements that won’t pay off.

 

4. Don’t Over-Improve

When it’s about time to put your home on the market, sellers may be tempted to scramble to make many home improvements they’ve been putting off. Usually, in these cases, discretion is the key. First, improvements may not result in the financial gains you’re hoping for. Second, some of those improvements may not be necessary if the buyers like things the way they are; you’ll never know if you go through the stress of changing things up.

 

5. Make a Plan and Stick to It

Working with your real estate agent is important when developing a strategy for selling your home. What features should be highlighted in the listing? What sales price is reasonable? If the home doesn’t sell within a particular period of time, when is it right to lower the asking price and by how much? While some things may need to be adjusted on the fly, it’s better to have a comprehensive selling plan that is decided well before the listing hits the internet.

 

6. Don’t Try To Hide It

If you think you can conceal major issues, you’re wrong. It’s likely that a home inspector will find both the underlying issue … and the cover-up. Nothing turns off a potential buyer more quickly than a sense of deception.
